Coastal Flood Warning: Commercial Roof Help in Pompano Beach

The National Weather Service has issued a coastal flood warning covering Pompano Beach. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.

Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial Roofing in Lighthouse Point, FL

Salt air works on a roof every day of the year, wet season or dry, and Lighthouse Point has direct ocean access through Hillsboro Inlet. The town's boating and marina businesses face that salt air and wind. That is the first thing we think about when a call comes in from a waterfront building here: what has the air been doing to the metal, the fasteners and the membrane edges?

We handle commercial roof repair, recover, coating and replacement in Lighthouse Point from our Pompano Beach base, with a live answer when storm damage needs attention. Our first walk on a waterfront roof looks for corrosion before it looks for anything else, because rust shows up in small places long before a leak makes itself known.

Salt and Metal: what the inlet breeze does to a roof

Salt does the most harm where metal is thin, cut or fastened. Edge flashing, coping caps, drip edge, gutter brackets, screws and rooftop unit frames are the usual casualties, and a fastener that rusts through its head stops holding the thing it was driven to hold. On a metal roof, panel ends and cut edges are the first to go. On a membrane roof, a corroded termination bar lets wind lift the edge, and water follows the lift.

That is why coastal jobs get a different parts list from inland ones. We look at edge metal and coping with a screwdriver and a magnet, not just our eyes, and where replacement is needed we choose coated or stainless fasteners and finishes rated for salt exposure. A rooftop unit with a corroded coil frame or a flashed curb with a rusted base is worth fixing in the same visit, since it is one of the places water goes first. For a marina building with a standing seam metal roof, the check includes clips, seam crimps and panel fasteners at the ridge and eave.

The marine businesses near Hillsboro Inlet operate close to salt water, where small corrosion points can undermine fasteners and edge metal over time. We inspect the metal at panel ends, coping joints, gutter brackets and rooftop equipment supports, then check the membrane transition beneath it. For a coastal property, cleaning alone is not a repair if a rusted fastener has already lost its hold. The maintenance record should identify the affected metal, the replacement material and the next interval for checking exposed edges.

Canal Lots: working on waterfront ground

Design-Assist Contractor and Build Services

Most of Lighthouse Point was built on canals dug in the 1950s and 1960s, and the town covers only 2.39 square miles. That makes a compact place with a lot of water close to the buildings. Waterfront lots can mean tight spots: staging space for a lift or a crane, a short window for deliveries, a seawall or dock near the work area, and neighbors on every side.

Roof work next to open water also needs housekeeping most jobs do not. Loose membrane scraps, insulation boards and fasteners can blow off a roof in a gust and end up in a canal or on a boat. We tie down stacked material, sweep as we go and net debris chutes. On an operating marina or boatyard we schedule around haul-outs and customer traffic, and we keep the fenced work zone clear of slips and walkways. The methods of occupied-building reroofing carry over to a working waterfront without much change.

Wilma Next Door: what a 98 mph gust meant for the neighbors

Design-Assist Contractor and Build Services

In October 2005 Hurricane Wilma put a 98 mph gust on neighboring Pompano Beach, and twelve years later Irma pushed about 3 feet of surge up coastal Broward. A town on the water takes wind and surge in a way an inland town does not. Surge can reach low equipment, pump rooms and electrical gear; the roof takes the wind, and hatches, skylights and rooftop units are what the gusts find first.

Building rules reflect that. Broward lies inside the High Velocity Hurricane Zone, so a roof here is designed for 170 mph wind as a Risk Category II building and the products come with missile-impact and cyclic-pressure test reports. Wind damage repair starts the moment the storm has passed and the sky is open: we walk the roof, tarp what needs it and photograph the damage for the claim file.

Wet Season Water: drains, ponding and afternoon storms

The wet season runs from mid-May to mid-October, with the stormiest weeks early. The weather service puts the normal wet season rainfall at neighboring Pompano Beach at 33.40 inches, and the afternoon storms that make up that total roll through South Florida without regard for a town line. On a flat marina or storefront roof, water has to leave by a drain or scupper quickly or it sits, and standing water under a hot sun softens seams and ages the surface faster than dry weather does.

So we look at the exits. Are the drains and scuppers clear, are they sized for the roof area they serve, and does the slope actually carry water to them? A fix may be as small as a clean-out and a new strainer, or as involved as tapered insulation to remove a pond. On a coastal roof, a silicone coating can help seal small seam defects and resist ponding water on a sound, dry membrane, but it does not replace getting the water off.

What Next: a clear plan for the roof you own

Design-Assist Contractor and Build Services

After a first walk we give you a written report with photos, a rating for each roof area and a plain recommendation: repair, coat, recover or replace. A moisture survey with a drone or infrared camera shows where insulation is wet before a ceiling stain does, which matters on a roof with a lot of salt and rain history. Cost depends on layers, deck condition, how much metal needs replacing, access to the lot and the product approvals the HVHZ requires.

Timing depends on the season. We like to start major sections in the drier weeks and dry-in every night, and we plan around hurricane season so the building is never open when a storm is on the way. Owners with other properties up or down the coast, in Deerfield Beach or at the A1A Ocean Boulevard Corridor, can have those roofs surveyed on the same trip.

Questions We Hear Often

Design-Assist Contractor and Build Services

How fast does salt air wear out a roof near Hillsboro Inlet?

Faster on the metal than on the membrane. Fasteners, flashing and edge caps feel it first, which is why we test them by hand. Coated or stainless parts and a regular rinse-and-inspect schedule slow the damage.

Can you reroof a marina building without disturbing boat owners?

Yes, with planning. We fence the work zone, schedule noisy tear-off away from haul-out days, and keep deliveries and lift paths clear of slips and walkways.

Is a coating worth it on a coastal flat roof?

On a dry, sound membrane, often. A reflective silicone or acrylic coat seals small seams and sheds heat. If the insulation underneath is wet, the coating only covers the problem.

What belongs on a roof checklist before hurricane season?

Clean drains, tight edge metal, secured rooftop units and hatches, and a look at anything that rattles in a breeze. Loose items on a roof become projectiles in a storm.

After the storm passes, who do I call for a leak over a boat shop?

Call us, any hour. We tarp and dry-in what we can reach, document the damage with photos, and tell you whether the roof needs a repair or a bigger plan.
