TPO Roofing in Pompano Beach, FL

Dewpoints in the 70s, warm nights and a thunderstorm on the calendar nearly every afternoon: that is a Pompano Beach, FL summer, and it explains why white single-ply membrane suits so many flat roofs around here. TPO bounces back much of the sun that would otherwise cook a dark roof, and its seams are fused with hot air instead of glued, so the sheet ends up as one continuous skin rather than a quilt of laps. Across the Powerline Industrial Park and the other big warehouse districts, where large low-slope roofs dominate, it is one of the first membranes worth pricing. It is not the right answer for every building, though, and the quality of the install matters more than the name printed on the roll. We install, repair and maintain TPO on occupied commercial buildings, and we will tell you plainly where it fits and where another membrane should win.

Heat and Sun: what a white membrane does to a July roof

A dark roof in a Broward July runs far hotter than the air above it, and every degree of that heat works on the membrane, the adhesive and the insulation underneath. A white TPO sheet reflects a large share of the sunlight, so the surface stays cooler, the polymer ages more slowly and the rooftop units sitting on it work a little less hard. Recent summers have also run warm after dark, which means the roof never gets a full cool-down before the next morning's sun arrives. That cycle of afternoon expansion and evening-rain contraction is what wears out weak seams and tired flashings first.

Reflective membrane eases the cycle, which is why lower cooling bills and cool-roof goals so often point toward TPO. If energy performance is part of your decision, a cool roof installation treats the membrane color, the insulation beneath it and the equipment on top as one system.

Seams: where TPO earns or loses its keep

TPO is a thermoplastic, so two sheets can be fused with a hot-air welder until the overlap becomes a single piece of material. A good weld is the strength of the whole roof. A cold weld, or a seam run across a damp or dirty overlap, is a leak waiting for the first long downpour. We clean the lap, weld it, and then probe every seam by hand, because a bad weld rarely looks bad from standing height.

Welding cannot be done on a wet sheet or in standing water, so a wet-season schedule has to leave room for the sky to clear. Around curbs, pipes and corners, where a machine cannot run a straight bead, we use pre-molded boots and hand-welded flashings, with sealant on exposed cut edges where the system calls for it. Those details take the most time and cause the most leaks on any single-ply roof, so that is where we spend our hours.

Attachment: fastened, adhered or welded to plates

TPO goes down three common ways. Mechanically attached systems run fasteners and plates along the sheet edge into the deck, which is quick and economical but leaves the field of the sheet free to flutter in strong wind. Fully adhered systems bond the whole sheet to the insulation or cover board, which lies flatter and resists flutter on exposed buildings. Induction-welded systems use plates heated through the membrane, so the sheet is secured without a fastener poking through it.

The right pick follows the deck, the insulation and the wind loads at your edges and corners. Anyone comparing bids for a building near South Andrews or Park Central should ask each contractor which attachment is priced, because two numbers that look alike can describe very different roofs.

Wind and Approvals: what the HVHZ asks of a single-ply

Broward sits inside Florida's High Velocity Hurricane Zone. A Risk Category II building here is designed for 170 mph wind, and each exterior roofing component must have a current Miami-Dade Notice of Acceptance behind it. For a TPO job, that means the membrane, insulation, fasteners, plates and adhesive are approved together as a tested assembly, not picked piece by piece off a shelf. Swap one layer and the paperwork no longer matches what is on the roof.

Edges and corners are where uplift runs highest on any roof, and the eye of Hurricane Wilma, 55 to 65 miles wide, passed over most of Broward in 2005. So we put our attention on the perimeter: tighter attachment in the edge zones, edge metal that is tied down, and terminations that are sealed. Permits applied for now fall under the 2023 Florida Building Code, 8th Edition, and we build the submittal to match the roof that goes on.

Wet Season Wear: ponding, hail and kitchen grease

Persistent standing water can leave a dirty film on white membrane, feed algae and slowly dull the reflectivity that made you choose TPO. On April 12, 2023, rainfall in Fort Lauderdale reached roughly 26 inches. A major downpour puts drainage capacity to the test, so we check each roof’s drains and scuppers against its own layout. If puddles linger on your roof after the afternoon storm passes, fixing the slope or the drains pays back more than any coating. A ponding water repair starts with finding out why the water stayed.

The early wet season brings hail and lightning along with the wind, and a thin sheet over soft insulation bruises more easily than one over a firm cover board. Rooftop exhaust is the other wear point. Fat and oil from restaurant kitchens attack TPO faster than PVC, so a building with heavy cooking exhaust may be better served by the PVC membranes we install.

Budget and Timing: what moves a TPO job

Four things move the number more than the membrane brand: how much old roof has to come off, how much wet insulation or bad deck sits underneath, how many penetrations need hand-built flashings, and how the roof is reached and staged. A clean, dry roof that can take a new layer over it is a very different project from a tear-off. A roof recover check tells us early which one you have.

Timing in Broward is a weather calendar. We work through the dry months at full speed, and in the wet season we dry-in every night and watch the radar by noon. Tenants stay in the building. A warehouse, school or store can stay open throughout when the plan for occupied building reroofing is set from the first day, and a building that needs extra resistance to roof chemicals may call for a KEE membrane instead.

Questions We Hear Often

Design-Assist Contractor and Build Services

How long will a TPO roof last on my building?

Long enough to earn its cost when the seams are sound, the water drains and the foot traffic stays on walkway pads. We will not hand you a number, because the roof you have in front of you matters more than any average. A walk with a probe and a look at the drains tells us what to expect.

Is TPO the same thing as PVC?

Close cousins, not twins. Both are white, heat-welded single-ply sheets, but PVC resists fats, oils and many chemicals better, while TPO is usually the lighter choice on the budget. We install both and match them to what is venting onto the roof.

Can you install TPO over my existing roof?

Sometimes. The old roof has to be dry, flat enough and sound enough to carry another layer, and the local code limits how many can stack up. We test for moisture first and tell you plainly if a tear-off is the better road.

Will a white roof stay white around here?

Some of it fades back. Dust, pollen and algae settle on any membrane in a humid climate, and standing water makes it worse. Fixing drainage and washing the roof on a regular schedule keeps most of the reflectivity.

Do you repair TPO that another contractor installed?

We do. Welds can be redone on older sheet once it has been cleaned and the seam checked for contamination, and patches, boots and flashings can be replaced one at a time. If the membrane itself has aged out, we say so before you spend more on it.
