Coastal Flood Warning: Commercial Roof Help in Pompano Beach

The National Weather Service has issued a coastal flood warning covering Pompano Beach. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.

Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial Roofing at Park Central, Pompano Beach, FL

Summer nights in South Florida have been running one to one and a half degrees warmer than the thirty-year normal, and a flat roof feels every bit of it. The membrane that baked all afternoon never quite cools before the next day starts, and the storms that roll through in between add thermal shock on top of the heat. That is the daily routine for buildings at Park Central, an industrial district of about 1.99 million square feet in northern Pompano Beach, between Florida's Turnpike and I-95 near NW 48th Street.

We repair, coat, recover and replace low-slope and metal roofs on industrial and warehouse buildings there. A manufacturing plant roof or a distribution roof out this way has rooftop equipment to carry and afternoon weather to shed, and we plan the work with both in mind.

Warm Nights: heat and humidity that never let up

With surface dewpoints in the 70s through the summer, the air itself is heavy and the roof never really dries between storms. Dark membranes pick up the afternoon sun and hold the heat into the evening, and rooftop HVAC units keep running to push it back out of the building. Over several seasons, that cycle is hard on heat and UV damage spots: cracked sealant at curbs, chalking on the surface, shrinkage that pulls a seam at a wall or corner.

The slow failures are the ones owners miss. A small shrinkage crack in a flashing does nothing in March, and then it lets in water every afternoon in July. We look for the early signs on a spring walk, since a sealant fix or a flashing patch in dry weather is cheaper than repairing the wet insulation that comes after a month of storms.

Between Two Highways: a belt of large distribution roofs

The industrial belt at Park Central sits on I-95 and the Turnpike, with Tri-Rail and Brightline rail access nearby, which is why large distribution roofs cluster in this part of the city. North Andrews adds about 613,000 square feet of industrial space nearby along the northern city limits. Owners with roofs in the South Andrews belt deal with the same repeated details on an even larger scale.

Large low-slope buildings repeat the same details over and over: perimeter edge metal, wall flashings, drains and scuppers, penetrations. Repeated details mean repeated weak points, and one defect found on one building usually shows up on the next. When we walk a Park Central roof we write down the detail that failed as well as where it failed, so an owner with several buildings can fix the pattern, not only the leak. A preventive maintenance program is built the same way.

Who Works Here: distribution centers and defense contractors

Pompano Beach's industrial employers include Amazon distribution operations, Precision Metal Industries and Point Blank Enterprises, which employs about 593 people. It markets its industrial parks as home to international distribution centers and leading defense contractors, the kind of tenants that ship on schedule, run production lines or work to security rules.

That kind of tenant changes how we plan the job. Production and shipping cannot stop for a roof, so we set up for occupied building reroofing, with protected work zones, scheduled tear-off windows and debris control. Where a site has security rules, we follow check-in and escort procedures, keep tools and materials inside agreed areas, and coordinate with the facility team so no one has to guess what is happening overhead.

Twisters and Tie-Downs: what Irma did, and what it asks of the equipment

In 2017 Irma brought sustained winds of 65 to 70 mph across most of Broward, with gusts of 80 to 100 mph, and three tornadoes, two EF-1 and one EF-0, hit the county. Wind like that does not ask permission. It finds an unsecured condenser, a loose exhaust fan cover or a disconnected conduit run, and takes the roof around it along too.

On a large industrial roof we spend real time on rooftop equipment curbs and supports. Are the curbs flashed so water cannot get around them? Are the units strapped down with fasteners that still hold? Do the panels and covers latch? Each of those is a ten-minute question before the season and a repair bill after it. Under the High Velocity Hurricane Zone rules, roof components must carry Miami-Dade approvals, and we check that what is on the roof matches the paperwork.

Before June: the spring walk on a big industrial roof

The wet season starts on May 15, and the stormiest weeks follow close behind. The best time to look at a large roof is the month before. We clear the drains and scuppers, probe seams at walls and corners, tighten edge metal and photograph every curb, so the file shows what the roof looked like going in. If a storm does cause trouble in July, that record helps with an insurance claim because it shows the condition before the damage.

On a belt of buildings the size of Park Central, a spring walk also gives owners a clean list of what to budget for next year. Some roofs get a repair, some get a coating and a few get flagged for replacement planning, long before a leak forces the decision.

A Cooler Roof: coatings, white membranes and the energy side

For a building that runs its air conditioning all summer, the roof surface matters. A white or light-colored membrane, or a reflective coating over a sound existing roof, sends a good share of the sun back where it came from. That takes load off the HVAC units on the roof and tends to slow the surface aging that comes from daily heating and cooling.

It is a real option, not a cure-all. A coating only works over a roof that is dry underneath and structurally sound, so we survey first. If the roof is right for it, cool roof installation earns its keep in this climate. If it is not, we say so and talk through replacement, a recover or targeted repairs. Owners in the Central 95 corridor along I-95 face the same decision, and the answer turns on the same survey.

Questions We Hear Often

Design-Assist Contractor and Build Services

Does summer heat actually shorten the life of a flat roof?

It does, gradually. Daily heating and cooling wears sealants, flashings and the membrane surface, and warm nights give the roof no chance to recover. A roof that is cleaned, sealed and coated on time lasts noticeably longer than one that is ignored.

We have rooftop units on a dozen curbs. Which ones get checked?

All of them, one at a time. We look at curb flashing, sealant, fasteners and panel latches, and we note which units are strapped for wind. The report lists each curb so your HVAC vendor and your roof repairs can be coordinated.

Will our security rules slow the job down?

Not if we know them early. Tell us about badging, escorts, restricted areas and permitted work hours, and we build the schedule from there. Sites with strict access rules just need a little more lead time on day one.

Is a reflective coating worth it on an older roof?

On the right roof, yes. The right roof has dry insulation, a sound membrane and no open seams. We check those first with a moisture scan and a close look at the field, and we only recommend a coating when the roof can use one.

How do you handle a leak that shows up in the middle of a storm?

We send someone out when it is safe, tarp or dry-in the opening, and come back for the permanent repair when the sky clears. The first goal is stopping water, and the second is finding why it came in.
