GAF Commercial Roofing in Pompano Beach, FL

Lift the edge of a flat roof in Pompano Beach, FL and the first thing a careful roofer wants to know is whose membrane is under the pebbles or the white sheet, because the answer sets the repair method, the approved attachment and the paperwork behind the roof. GAF is one of the large names in commercial roofing, and its commercial line leans on three products that matter around here: EverGuard TPO single-ply, self-adhering Liberty SBS modified bitumen, and polyiso insulation to sit beneath either one.

We install, repair and maintain GAF systems on warehouse, retail and office roofs, and we do it inside the wind rules Broward adds on top of the product data sheet. Afternoon storms from May to October and the hurricane season behind them are the real test of any membrane, so that is how we talk about the product: what it does in a Broward July, and what it does when a named storm comes ashore.

EverGuard TPO: the white sheet and how it gets held down

Design-Assist Contractor and Build Services

EverGuard is GAF's TPO line, a white thermoplastic sheet whose overlaps are fused with a hot-air welder until the two layers become one piece. That is the reason owners with big, plain roofs like it: the sun bounces off, the rooftop units work a little less hard, and a properly welded seam does not rely on adhesive that can age in the heat. The welding follows the same rules as any other TPO roofing job: clean overlap, steady heat, and a hand probe on every seam.

What changes from building to building is the way the sheet is held to the deck. It can be mechanically fastened along the seams, fully adhered across the field, or a mix of both with extra attachment where the wind pulls hardest. The warehouse roofs in the Powerline Industrial Park, in an industrial area with about 3.09 million square feet of buildings, are the kind of roof where that choice earns attention. We read the deck, the insulation and the edge conditions first, then match the attachment to them.

Liberty SBS: self-adhering membrane for roofs that cannot take a flame

Design-Assist Contractor and Build Services

Liberty is GAF's self-adhering, rubberized asphalt system. Plies of modified bitumen are rolled out cold and stuck to a primed or compatible surface, so no open torch comes near the building. On an occupied retail roof, a food-distribution building or anywhere hot work permits are a headache, that matters. A center like Federal Highway Corridor, an open-air retail center, is the sort of site where a cold-applied system is worth pricing against a welded one.

Stick-down sheets are fussy about the surface. Dew on a July morning, a film of dust, or a deck that is still damp from last night's storm will cost the bond, so we start late, check the substrate by hand and quit when the sky turns. Against a hot-applied option, the difference is mostly in the labor and the fire plan, since the plies of modified bitumen roofing stack the same way and the laps and flashings are where the weak points hide.

Under the Membrane: polyiso, cover board and wet-season storage

Design-Assist Contractor and Build Services

Most of what a GAF commercial roof does for energy and fire performance happens below the membrane, in rigid polyiso board and the cover board that protects it. Polyiso is a good insulator, but it does not like standing water, and with surface dewpoints in the 70s, board left out on a loading dock for a week can take on moisture before it is ever installed. We stage board under cover, tape and seal it the day it is laid, and roof it in before the afternoon line builds.

When an older GAF roof has leaked for a season, the wet is often in the board, not the sheet. A drone and infrared pass finds the cold, wet patches without cutting the roof apart, and the infrared moisture survey shows how much insulation can stay and how much has to go. A firm cover board over soft foam matters when hail or foot traffic arrives.

Broward Approvals: a Notice of Acceptance covers an assembly, not a logo

Design-Assist Contractor and Build Services

Broward County is inside Florida's High Velocity Hurricane Zone, where a Risk Category II building is designed for 170 mph wind and every exterior roofing component needs a valid Miami-Dade Notice of Acceptance. That paperwork rests on missile impact, cyclic pressure and water-after-impact testing, and it lists a complete assembly: deck type, insulation, fasteners, plates, adhesive and membrane together. A GAF sheet over some other company's board is not automatically the listed roof.

The 2023 Florida Building Code, 8th Edition, took effect on December 31, 2023, and a 9th Edition is expected by the end of 2026, so the date a permit is pulled matters. We check which listing fits the job before the material order goes in, and we tell you what changes if a substitute is needed. Skipping that step is how an owner ends up with a failed inspection and a stalled tear-off.

Roofs Already in Place: telling what is up there and fixing it

Design-Assist Contractor and Build Services

Plenty of owners inherit a roof with no paperwork. Printed lap markings, the original permit file, a core sample and the way the seams were made usually tell us what the membrane is. If it is an older TPO sheet, we clean it hard before welding anything new to it, because dirt and surface chalking stop a weld from taking. Self-adhering SBS is easier to patch, but only on a dry, dust-free surface. Either way, our crews handle commercial roof repair for roofs we did not install.

Hurricane Irma put an EF-0 tornado down near Oakland Park and brought gusts of 80 to 100 mph across most of Broward. After wind like that, edges, curbs and rooftop equipment are the first places we check on any GAF roof, and the first places an inspection will find trouble before water does.

Warranty Paperwork: read the terms before the first leak

Design-Assist Contractor and Build Services

A manufacturer warranty is a contract with conditions, and the conditions are where owners get surprised. Coverage usually depends on the installation following the maker's details, on repairs being done in an approved way, and on records showing who touched the roof and when. A new unit set on the roof, a satellite dish fastened through the sheet or a patch done with the wrong sealant can all create an argument later. Keep invoices, photographs and the original specification in one folder.

We keep roof records for exactly that reason, and our warranty management starts with a simple habit: write down what was done, where, with what material. If the roof is still under the manufacturer's terms, we check them before we touch it.

For another single-ply system, compare the seam and flashing requirements of Carlisle SynTec before choosing repair material.

A roof with older modified bitumen may call for a different repair detail; Johns Manville lists that manufacturer’s system families.

Questions We Hear Often

Design-Assist Contractor and Build Services

Can you repair a GAF roof that another contractor put down?

Yes. We identify the membrane first, test how it welds or bonds in its present condition, and then repair to the product's own details. If the roof is still under the manufacturer's terms, we read them before we start.

Will an EverGuard TPO roof hold up to a Broward hurricane?

A listed assembly installed to its attachment pattern is built for the wind this county asks of it. The weak spots are edges, corners and rooftop equipment, so those get the most attention.

Self-adhering or welded: which suits an occupied building?

Self-adhering sheets skip the open flame, which makes them easier on tenants and permit offices. TPO welding uses hot air instead of fire, so either can work with a plan for fumes and fire watch.

How do I find out what membrane is on my roof?

Start with the permit file at the city building department and any closeout paperwork. If neither turns up, we read the markings on the sheet and cut a small core to see the layers.

Does choosing GAF change the price of the job?

Less than the tear-off, the deck and the insulation do. Old roof removal, wet board, penetrations and access drive most of the cost, and we price those first.
